WILD HARE FARM

HOUSE: The owners built this house using antiques from several sources. The two newel posts & railings came from Philadelphia & Hartwood; the front porch columns  were salvaged from the Alexandria train station; the fireplace surround in the den  from a Brownstone on O Street in Washington and the stone steps on the patio were said to be quarried on “Government Island” in  Aquia.

Several years ago the owners did major upgrades. The roof was replaced. Two High Efficiency Heat Pumps & Air Handlers were installed. The following appliances were replaced: Stove, Dishwasher, Washer , Dryer , & propane fired Hot Water Heater. The bedrooms were recarpeted & the bath floors tiled.

STABLE:  In 2002 Fuog International built a stable with six stalls, tack room, feed room & wash stall . The stalls are 12 X 12 and are rubber matted and  expandable for foaling mares. There is a video system for the stalls that can be viewed from the house. The tack room is heated and air conditioned, has a kitchen, washer & dryer, and a half bath. The stable has its own septic system. The wash stall has hot & cold water and radiant heat.

An automated fly spray system and fans in each stall keep the horses comfortable and there are glass windows in the big end doors to let in light for the times  the doors are closed. The well for the stable came in at 36 GPM and is piped to the house also.

FARM: There are five fenced fields and paddocks. The fencing is either Four Board or No Climb Wire with a board on top. Two fields have Run In sheds, another has a shed aa part of an equipment barn & a fourth has a separate isolation stall. The long tree-lined laneway leads back to a quiet spot for horses and humans. The farm is flanked on two sides by a gated community around a big lake. None of the large houses are within sight of  this property and sit on big parcels of land.

LOCATION:  Wild Hare is 1.5 miles from the Hartwood light on Rte. 17. The light is 6 miles west of I-95. Fredericksburg is a major center for shopping and Germanna College has fine Undergraduate and Graduate programs. Quantico Marine Base is  a short drive. Most families work in the greater Washington,DC market and there is a commuter train from Fredericksburg (Virginia Rail) with stops along the way to Union Station.

TAXES:  Taxes in Stafford County are very reasonable and are currently $2,921 a year.
